Planners issue preliminary OK for Vineyards at Nassau Valley

Zoning Commission approved the
preliminary site plan for the Viner
yards atNassau Valley, a 984-unit
multifamily community to be lo-
cated onRt. 9 adjacent to the Nas-
sau Valley Vineyards on 82 acres
owned by Bob Raley. - There was

plan. Commissioners' only con-
cerns were over Sussex County
Council recommending a new
road that might traverse the prop

mined whether the road will acre-

Fuqua, counsel for the developers,
Vineyard Communities, LLC,.

upon final approval, will be divid-
ekt into eight phases over a period

would affect the latter three phas-
es of development on the western-
most portion of the property.

said that approval for the road
would be determined by 2005.
The last three phases of construc-
tion wilt begin within six years
from groundbreaking. The devel-
oper agreed to construct around
DelDot's roadway.
The V'meyards at Nassau Valley
will feature a new design in multi-
family home construction known
as the Big House. Developed by
Humphreys and Partners Archi-
tects from Dallas,'l'exas; the Big
House design plan appears to be a
large manor house or estate from
the exterior; however it is divided
into many residences inside. The
Vineyards at Nassau Valley will
feature 43 estate homes with eight
