The development will be located be- hind the Heritage Golf Course on Postal Lane. County approves new development behind Heritage Golf Course By Karl Chalabala The Sussex County Planning and Zoning Commission granted approval, July 24, to The Villas at Heritage, Donald Derrickson's proposed 146-multifamily units composed of three-bedroom townhouses and four-bedroom duplex condominiums. The de- velopment will be located behind the nine-hole Heritage Golf course off of Postal Lane. "It is no longer financially fea- sible to keep the Heritage Golf Club solely as a golf course," stat- ed Derrickson in a letter to the planners. Derrickson added his family is a third-generation family in the area and would be around the development daily, thus mak- ing clear his vested nonmonetary interests. The development will be locat- ed south of the course, nestled ad- jacent to the Rehoboth Outlets and the Maplewood development. The plan calls for doubling the re- quired setback, dividing The Vil- las at Heritage from Maplewood. The multifamily units will be di- vided into 128 townhouses and 18 duplexes, arranged on both sides of an oval parking area. The artist's rendering of the town- house and duplex facades show a tan brick face with second-story porches supported by white columns. The development's density is 3.4 units per acre. The Sussex County land-use plan update en- courages four units per acre for single-family homes in that area. The Villas at Heritage's access road begins at Postal Lane and stretches down the westerly edge of the golf course, along which the Warrington Farm property is located.
