Sandbar Village offers luxury apartments, commercial space By Kevin Spence Cape Gazette staff A gated, residential community with a service-oriented commer- cial plaza is rising near Five Points. Sandbar Village at Nassau Bridge will consist of 176 units in eight buildings and will feature elevators and a pool on 15 acres, the former site of Holiday Trailer & Camping Park on Route 1. Pennsylvania-based Tropea Communities and the Ruggiero Development Group are behind Sandbar Village, one of its newest among five Delaware develop- ments. Most of the residential build- ings have 24 units, but a couple will have less, said Sandy Wright, Sandbar's project manager and Prudential Gall@ broker. All the town homes range from 1,500 to 1,800 square feet with three bedrooms and two bath- rooms, all on one floor. The units are priced between $200,000 to $300,000. All the units in the first building have been sold, said Wright, and only six units are left in the second building. In the third building, which should be completed this spring, five units have been sold. Buyers can also choose from three floor plans, she said. "Our standards are quite nice. They are what other builders might consider upgrades, but they offer the ability to pick option packages," she said. Those pack- ages may include kitchen upgrades for more expensive cab- inets and appliances. Other options include fireplaces, wood- en or tile floors throughout the entire unit and granite counters. In addition to the three residen- tial buildings already built, the project offers 15,000 square feet of finished commercial space, called the Shoppes at Sandbar Village, said Lou Stackeni, direc- tor of acquisitions with the Ruggiero Development Group. "At this point, by Friday, it will be 90 percent leased," said Stackeni. Each commercial unit ranges from 1,660 to 2,100 square feet. Tenants include Capital Mortgage, Tropea Design Center, CitiFinancial and a Wilmington- based real estate company, Patterson-Schwartz Real Estate. The other tenant will be a retail store specializing in home deco- rating, said Stackeni, but contracts are still under negotiation, so he declined to name the company. "We were looking for retail spaces, but we wound up with a services-oriented spot. It's the gateway to the beach," he said. Construction at Sandbar Village began in March and the develop- ment should be completed by 2009, depending on demand, said Wright.
