14 o CAPE GAZE'FIIg, Friday, September 26 - October 2, 1997 Lewes zoning Continued from page 1 Specifically, the proposals pro- vide for the following: One boat slip per lot as well as docks, piers and shoreline erosion control; No parking of boats or trailers on open space lands; No continuous fence, hedgerow or landscaping exceed- ing three feet in height and no oth- er naturally occurring or intro- duced plantings or vegetation that obstructs more than 50 percent of the view of the canal at a height of three feet; One gazebo or dockhouse per property, either of which may have an extension connection to city water system; All parking areas to meet lim- its based on total size of property and to be constructed of perme- able materials; Dockhouses must be built over water for storage of boats, may not exceed 200 square feet, may not have eaves over tight feet high or a roof peak more than I5 feet high, and may not contain sleeping facilities, restrooms, shower facilities or kitchens. (The state at this time does not permit construction of buildings over wa- ter. Pratt said the committee has no problem with dockhouses if the state decides to rethink its posi- tion. Until then they are illegal.) Gazebos must have a roof that comes to an apex at its ridge no more than 15 feet high with cave height no greater than eight feet; must be open on all sides such that all areas of the building above four feet consist of windows or screening; shall not exceed 100 square feet and shall have no wall with a length greater than 10 feet; part of the structure must be with- in 10 feet of the canal bank; and the structure may not contain sleeping facilities, restrooms, shower facilities or kitchens.
